Depends on if you can lock in a multiyear lease. Many places will be happy to sign a longer term contract and usually will give you lower rates if you do one, but thats of course a risk to take as any penalties you incur for having to pull out early.... though usually the penalty is worth it if the business is doing very badly. But with all business ventures it's a risk.

When renewing a lease you also have more room to maneuver than with a new signer as it's much simpler and saves money to the leaser to simply renegotiate a contract. Most places that have been in business in a location for a while tend to pay lower rent than a new person moving in, though having your rent raised is a common thing, but you still an work out lower rates usually if you got yourself in the door already.

As for many stores closing, it seems like a natural part of the hobby and also applies to lots of Comic Book stores as well, though I always note that when everyone looks back on them, they all had glaring issues in how they were run that obviously played into the stores closure. I've yet to see a successful and well liked store close for no reason.

Another integration idea that just won't work -

With all the complaints about $2 table fees I doubt any of you would be comfortable with the current going rate for a lap dance.

For those young guys around here that are not aware, that fee is PER SONG!

.......and remember, no matter what a stripper tells you...... there is no sex in the champaign room!
